Do I Really Need a Commercial Roofer?

One question business owners/property managers frequently find themselves asking is whether or not it matters if they choose a commercial roofer. Is there really that big of a difference between commercial and residential roofing? Believe it or not, there is a significant difference between working on a residential vs a commercial roof, and commercial roofing often requires separate licensing. Here is a look at just a few of the factors that makes commercial roofing so different from residential.

While residential houses tend to be 2,000 square feet on average, and they are usually no more than two stories tall, commercial facilities can range greatly in size and shape with some having over 100,000 square feet of roof space. Working on facilities this large poses unique challenges, and residential roofers simply are not trained or equipped to handle projects on this scale. Considering the important role your roof serves, it is critical that you work with a roofer experienced at handling large commercial re-roofings.

Most homes have slanted roofs, while commercial buildings tend to have low sloping roofs, and many commercial facilities even have flat roofs. Working on a flat roof is completely different than working on a slanted roof, as different roofing techniques must be used in order to ensure that the roof is watertight. Furthermore, flat roofs actually need to be graded in order to ensure rainwater runs off and does not pond on your roof.

Perhaps the biggest difference between commercial and residential roofing is that residential roofers use small tiles or shingles. Alternatively, commercial roofers utilize completely different roofing systems including built-up membrane roofs made from alternating layers of reinforcing fabrics and bitumen (asphalt), which is the most common roofing material used on low-slope roofs. After an inspection, we will know what type of roofing system will work best on your building.

Signs Your Roof Needs to be Replaced

If in a recent inspection of your facility's roof you noticed substantial damage, you may be wondering how you will know whether your roof can be repaired, or if it is time for replacement. Ultimately, if you are in doubt about the condition of your commercial facility's roof, having your roof professionally inspected can give you a better idea as to its condition. In fact, it is recommended that you have your roof inspected annually in order to ensure it gets the proper maintenance. During their inspection, an experienced roofer can look for signs of damage and help you to determine if your roof is worth repairing, or if it is time to consider replacement. However, there are also a few clear signs you can look out for indicating that your roof may be in need of replacing including:

One of the biggest factors that should help you determine whether to repair or replace your roof is its age. While the average life expectancy of a commercial roof depends on a variety of factors including the type of roof (metal roofs generally last longer than TPO roofing systems) you have, and the quality of materials used, most commercial roofs can be expected to last between 25-30 years. This means that if your roof is near, or has passed, this age range and it is showing signs of damage/wear and tear, then it likely makes more sense financially to have it replaced.

Membrane roofing systems such a built-up roofing, TPO, PVC, or EPDM roofs are all prone to bubbling or blistering. Bubbling or blistering is when a bubble forms as a result of moisture or air getting trapped under the roof's membrane. Unfortunately, by the time you notice blistering in your roof, the damage is likely so widespread that you will be better off having your roof replaced.

Perhaps the clearest indicator that it is time to have your commercial roof replaced is if you notice it sagging. While, commercial roofs are extremely heavy, they are designed to bear their own weight. However, if your roof is visibly sagging, this likely means that there is severe structural damage, and your roof may even be on the verge of failing. It is then critical that you plan to have your facility re-roofed as soon as possible if you notice your roof sagging.
