Style

Most homes have slanted roofs, while commercial buildings tend to have low sloping roofs, and many commercial facilities even have flat roofs. In fact, it is recommended that you have your roof inspected annually in order to ensure it gets the proper maintenance. However, there are also a few clear signs you can look out for indicating that your roof may be in need of replacing including:

Age

One of the biggest factors that should help you determine whether to repair or replace your roof is its age. While the average life expectancy of a commercial roof depends on a variety of factors including the type of roof (metal roofs generally last longer than TPO roofing systems) you have, and the quality of materials used, most commercial roofs can be expected to last between 25-30 years. This means that if your roof is near, or has passed, this age range and it is showing signs of damage/wear and tear, then it likely makes more sense financially to have it replaced.

Blistering

Membrane roofing systems such a built-up roofing, TPO, PVC, or EPDM roofs are all prone to bubbling or blistering. Bubbling or blistering is when a bubble forms as a result of moisture or air getting trapped under the roof's membrane. Unfortunately, by the time you notice blistering in your roof, the damage is likely so widespread that you will be better off having your roof replaced.

Sagging

Perhaps the clearest indicator that it is time to have your commercial roof replaced is if you notice it sagging. While, commercial roofs are extremely heavy, they are designed to bear their own weight. However, if your roof is visibly sagging, this likely means that there is severe structural damage, and your roof may even be on the verge of failing.
